                                                   Wood Floor Maintenance

You have just had your floors sanded and finished with the finest quality products in the industry.  They will stay looking new for many years to come provided a routine maintenance is performed.  The following are steps that can be taken to ensure that long lasting beauty.
Polyurethane: Most floors are top coated with either oil base or water borne poly. Oil base will take between 8 and 12 hours between coats and will emit a harmful odor (if breathed for long periods of time). Do not walk on the surface for at least this length of time. Use common sense. If the floor looks shiny in spots or has a strong odor Don’t walk.  Water borne will take between 2 and three hours depending on conditions to dry. The smell isn’t as bad to breath.  Common sense must also be used before walking.  Both oil and water have a curing time (the time it takes to get to its hardest point) and all heavy traffic should be kept off during this time. Oil is 5-7 days and water will be cured usually in 24 hours.  Both oil and water poly can be recoated to liven up your floors.  This should be done at the discretion of your floor care professional.

TIPS:
 

  •  All wood floors should be dust mopped, vacuumed, and swept with a soft bristle broom as often as necessary to keep dust and gritty dirt off the surface. Ware occurs from walking on the dirt and grit.
  • Area rugs and walk off mats should be put in high traffic areas. Clean, wash or shake out all area rugs regularly to get rid of dirt and grit.
  • E Z Glide furniture protectors places on all movable furniture will help prevent scratching. They should be periodically replaced because the trap all the grit and get broken down to where they will no longer function.
  • Exposed spikes on high heels will dent any floors. Keep all high heels repaired. A woman that weighs 110 lbs. exerts 2000 lbs. of pressure with a spike heel.
  • Keep the moisture content of your homes interior at 30-50%  this will keep solid wood floors stable. (from gapping if too dry or cupping if too moist) Consult your heating and AC service person for details on this subject.

DO’S AND DON’TS

  • Don’t ever drag furniture or heavy objects on a wood floor
  • Don’t use Murphy’s oil soap, oils, or waxes on polyurethane floors.Do use only cleaner supplied by your flooring professional.
  • Do follow the manufacturer’s recommended cleaning system.
  • Don’t flood the floor when cleaning. Wring the mop out well.
  • Do consult your flooring professional when deciding to recoat your floors.
